In the set of design solutions for a commercial building, all structural components – facade architecture, entrance group, signage, window display design, and lighting – must be aimed at solving the main tasks: giving the front part of the shop a special appeal for customers, highlighting it among surrounding buildings, and ensuring a noticeable distinction from competitors.

Under conditions of fierce competition in modern retail, the exterior look of a building becomes a powerful marketing and brand positioning tool. The architectural design of a shop facade is a reliable foundation upon which the remaining structural parts of the design are formed. The most versatile, durable, and aesthetically flexible solution for this is curtain ventilated facades (CVF). They allow not just updating the external walls, but completely transforming the image of a retail outlet, turning an ordinary commercial facility into a center of attraction for the target audience.

GENERAL CHARACTERISTICS OF CURTAIN VENTILATED FACADES

A curtain ventilated facade is a high-tech multi-layered engineering structure that is currently used as the most effective alternative to classic lined or plastered facades (finished using the so-called “wet” technology). Structurally, such a facade is a system of decorative panels or cassettes securely fixed to a strong load-bearing substructure:

  1. A metal frame made of vertical and horizontal guide rails with a high load-bearing capacity is installed on the building facade. As a rule, galvanized steel or aluminum is used for this purpose — such profiles are relatively lightweight, withstand immense static and dynamic (wind, seismic) loads, while remaining highly resistant to corrosion.
  2. A layer of durable thermal insulation material is tightly placed into the frame cells (mineral or basalt wool is most commonly applied). In addition to excellent thermal insulation, this dense layer ensures a high level of protection for premises from external anthropogenic noise, which is critically important for properties with busy street traffic.
  3. Thermal insulation must be covered with modern waterproof and windproof membranes: they freely release water vapor from inside the building, completely preventing the formation of destructive condensation, yet reliably protect the insulation from atmospheric moisture and fiber weathering.
  4. Cladding elements made of various materials are mounted onto the frame as a facing protective and decorative finish. When finishing the facades of commercial buildings — modern shops, hypermarkets, and large shopping and entertainment centers — metal (steel or aluminum) cassettes, linear panels, and racks with a resistant protective and decorative polymer coating are most frequently used.

Such a design has one essential technological feature: it not only provides a continuous aesthetic coverage of the facade but also guarantees permanent natural ventilation due to a strictly calculated air gap between the cladding and the insulation. Thanks to the resulting “chimney” effect, upward air currents instantly remove excess moisture, keeping the walls completely dry. Furthermore, CVFs offer a whole range of key functional advantages that manifest themselves especially vividly in the commercial real estate sector.

Why a curtain ventilated facade with a finish of metal cassettes and panels from the manufacturing plant is the optimal solution for the exterior decoration of a shop will be described in detail below.

FACADE ATTRACTIVENESS

A beautifully, modernly, and stylishly designed facade for a shop is a strict commercial necessity, without which any retail establishment will struggle to survive and attract the attention of demanding shoppers in an environment of rapidly growing competition.

  1. The front view of a shop facade performs the function of crucial primary communication with a potential client. It is the front part of the building that forms the consumer’s subconscious opinion about the price level, service quality, and product exclusivity within the first 3–5 seconds before they even step inside.
  2. In the first phase of interaction with a potential buyer, the uniqueness of the facade design cannot be ignored, whether it is a large-scale chain supermarket or a small local shop. The first visual impression is directly translated into the perception of the brand itself and the value of its products.
  3. CVF engineering systems provide virtually limitless opportunities for the designer and architect to radically alter the geometry and appearance of a building. Boring uniformity is left behind: in addition to the widest color palette according to the RAL catalog, cladding with metal elements allows complementing the building facade with new volumetric architectural elements, thanks to simple work on designing and installing protruding details.
  4. Another vital aspect is the ability to fundamentally change the visual perception of the facade scale. This is achieved by cladding the structure with panels, linear elements, and cassettes of non-standard shapes or increased sizes. Thanks to this, the facade can easily be divided into separate functional blocks — each in its own color. Such a contrast-based separation allows effectively distinguishing the shop from a row of surrounding gray buildings, making it the main visual accent of the entire street.

FUNCTIONALITY

A curtain ventilated facade is extremely attractive to developers and business owners due to the combination of its unique engineering and functional features, which deliver direct commercial benefits:

  1. First and foremost, CVF provides highly effective thermal insulation for the building, radically reducing expenses for heating in winter and air conditioning in shopping halls in summer. This leads to a significant and direct reduction in operational utility and power supply bills, determining a fast payback of the system. The rigid design of the frame and metal cassettes allows using thermal insulation panels of almost any required thickness in line with modern energy efficiency requirements.
  2. Along with energy saving, the installation of CVF ensures reliable noise suppression and sound insulation of the shop. In a number of cases (for instance, if an audio equipment store, a premium clothing boutique, or a children’s center is located in a building facing a busy roadway), the quality of sound insulation is critical. Choosing a curtain structure allows solving this difficult task completely. A calm atmosphere, protected from street rumble, keeps the buyer inside the shop longer, directly encouraging them to make purchases.
  3. The protective function of CVF for the commercial building itself consists in comprehensive shielding from atmospheric precipitation and total elimination of wall dampening risks. Protection against sudden overheating in summer and severe cooling in winter, performed by the ventilated facade, minimizes temperature fluctuations of the load-bearing walls. This minimizes the range of thermal expansion and contraction, reducing the probability of cracks appearing on load-bearing structures.
  4. The protective function also includes limiting the aggressive impact of anthropogenic factors — acid and alkaline rains, smog, as well as transport emissions settling as an oily film on the walls. The modern polymer protective coating (for example, based on PVDF fluoropolymers) on metal cladding elements possesses exceptional chemical inertness and is easily cleaned of such specific contamination by ordinary rain or pressurized water.

The outstanding mechanical and anti-vandal strength of the materials used for cladding is particularly worth noting here. Even the lightest galvanized steel cassettes and panels from the “Mehbud” plant with a thickness of 0.4–0.5 mm and above excellently resist mechanical loads — both impact-related (accidental bumps, pushes) and abrasive (the impact of fine gravel and sand flying out from under car wheels). All this advantageously and fundamentally distinguishes CVF with a metal finish from short-lived facades designed according to traditional “wet” technology using fragile plaster compounds.

FIRE SAFETY

Another major factor reducing potential commercial risks is the absolute fire safety of CVF with cladding made of completely non-combustible materials. The metal substructure, facade cladding cassettes or linear panels, corner boxes, and shaped flashing elements are manufactured from galvanized steel with a protective polymer coating, belonging to fire safety class KM0 (NG). Such a reliable system guarantees:

  1. Absolute protection of the outer perimeter of the facade from accidental ignition upon direct contact with open sources of fire (thrown cigarette butts, pyrotechnics, sparks from faulty outdoor advertising or wiring, burning of dry grass or tree branches).
  2. The fastest and most effective prevention of flame spread along the external wall of the building in case of a possible fire at neighboring commercial or residential properties.
  3. Maintenance of the structural integrity of the facade if a fire breaks out inside the shop (the metal finish and frame resist thermal impact for a long time, do not melt, and do not emit highly toxic suffocating smoke, providing precious minutes for the safe evacuation of people and salvaging of property).

Important! Using exclusively non-combustible insulation based on mineral or basalt fibers as thermal insulation for CVF significantly increases the fire protection efficiency of the building. From this perspective, insulating the space under the cladding with panels based on foam plastic or expanded polystyrene (even if treated with flame retardants) is categorically impractical and dangerous, as these materials support combustion and release toxic gases.

Facade systems from the “Mehbud” plant fully comply with strict state building codes and are certified for fire safety. Maximizing the reduction of damage risks to a curtain facade during a fire is one of the key advantages of CVF, guaranteeing the safest investment of funds in a commercial property.

MINIMAL MAINTENANCE COSTS

Long-term preservation of a flawless building appearance without the accumulation of dirt is ensured by an perfectly smooth outer layer of polymer coating that possesses a unique self-cleaning property (the lotus effect). This property fully applies to the premium PVDF (polyvinylidene fluoride)-based fluoropolymer coating of galvanized steel and aluminum that we recommend:

  1. Such a coating has phenomenal resistance to fading under ultraviolet light, and has a minimal coefficient of surface friction and wettability, which reduces operational expenses for cleaning the facade practically to zero — the main part of the dust is easily washed off by ordinary rain.
  2. The coating features reference adhesion to the metal substrate at the molecular level. Due to this, the decorative polymer material does not crack, peel, or delaminate from the metal panels during sharp cyclic temperature drops (adhesion is preserved both in extreme summer heat and in severe winter frosts).
  3. Street vandals will not be able to fix their drawings on such a coating. Even if an inscription is applied after all (using standard graffiti markers or aerosol spray paints), the paint partially rolls down in drops, and the remaining traces can easily be removed without a trace using an ordinary cloth and a mild solvent, without damaging the facade itself.

Important! This is one of the primary reasons why street hooligans extremely rarely apply graffiti to metal curtain facades with a PVDF coating: the paint goes on unevenly, looks unaesthetic, and the result itself disappears literally the next day through the efforts of the owners. Therefore, for shops in busy urban areas, the choice of this material is an ideal anti-vandal solution.

  • Furthermore, high-quality materials used by the “Mehbud” company to protect steel and aluminum facade panels excellently resist scratches, chips, and attempts at intentional mechanical damage, ensuring unsurpassed wear resistance of the decorative layer.
  • Exceptional color fastness of the top coat of metal cassettes and linear panels to solar radiation. While conventional plastered or plastic facades fade and dull after just a couple of seasons, “Mehbud” systems maintain the richness, brightness, and depth of the original color for decades.

On the whole, the implementation of CVF provides a significant long-term reduction in depreciation allowances for periodic repair and restoration work. The need for a full or partial change of facade cladding can be caused except perhaps by the requirement of a large-scale company rebranding due to “moral obsolescence” — and almost never arises as a result of physical wear and tear.

An additional substantial plus is the modular architecture and absolute repairability of the structure. If as a result of force majeure (for example, a car accident, a falling tree, or a directed strong impact) one or several cassettes are deformed, they can be locally replaced with new elements of the same size and color. Since only a small part has to be restored rather than the entire facade, the time and budget costs will be minimal.

A curtain ventilated facade is a structural solution unparalleled in its durability, reliability, and aesthetics, which is perfectly suited for designing any commercial real estate objects, including modern shops and retail platforms. Along with universal architectural and functional advantages (energy efficiency, sound insulation, durability), metal CVFs from the “Mehbud” plant have specific pluses relevant precisely for retail outlets: this finishing technique allows integrating a wide variety of advertising materials into the external appearance of the building in the most organic, safe, and stylish way, turning the facade into a profitable marketing asset.
